One bedroom vs two bedroom - which is easier to re-sell?

My twopenneth: I just sold my very big one-bed flat today in a very nice part of my town, after being on the market for two weeks. The price was probably at the top end of what anyone would pay for a one bed, and I accepted an offer 3% under asking price.
I had five viewings in total, and *every single one* said they'd been looking for a two bed but couldn't find anything in their budget that they liked. The issues were - tiny second bedroom, badly converted properties with illogical layout, kitchen moved into living room to make way for second bedroom, bathroom off one of the bedrooms making it hard for people coming to stay. Or the flat itself was ok, but in a grottier part of town that they didn't want to live in.
When I bought this place, I was already moving from a one-bed. I never thought I'd end up in *another* one-bed, but this place was so big with such a good layout and location that I fell for it.
If you can find a two bed for your budget that is NICE then I would definitely go for it over a one bed, without question. But I feel that a great one bed in the right location with good layout and room sizes would win out over slightly !!!!py two bed in less desirable end of town any day.0 -
Doesn't matter. Price either properly and both will sell as easy as each other. Obvioulsly there is a smaller market for 1 beds, hence they cost less.0
