I will try and keep this brief: My mum and I jointly own the family home. She lives in the house with my son and my son's ex-girlfriend. I live with my own family in my own home. Mum's mortage has been paid off for the last 20 years or so.
Son and ex are not working - both sponging off Mum who won't hear a word against them. Neither of them help with the upkeep of the house etc. Neither of them pay a penny rent.
When Mum dies half the house will be mine (well it is already) and the other half she is going to leave to my son.
What I want to know is does the ex-girlfriend have any rights to stay in the house once Mum has gone? What are her rights, if any?

The ex-girlfriend is not a tenant but a lodger. As a lodger she has absolutely no security of tenure and can be told to leave at any time either you and your mother or later, you and your son asks her to.
As it appears that your son is happy to have an ex living with him and sponging off your mother, what makes you think that once he inherits his half of the property that he would be happy to kick her out?0 -

Frankly, you seem unhappy about your son sponging but are accepting this because mum does.
But the ex? Seems to me the sponging ex should be dealt with now, while house is owned by you and mum (jointly you can evict easily).
As bitter says, son seems happy to have ex stay (for whatever reason), so once he inherits, getting rid of ex will be nigh impossible.0
