Did you get discount when purchasing your new build?

Hi all,

I am currently considering a part ex on a new build and was wondering (like may people) if there is room to haggle, carpets, stamp duty paid, conveyancing paid etc.

I thought it would be a good idea to have a poll to see which developers gave discount and you can add what you managed to get in the comments.

Apologies if this has been done before but I have spent hours researching the forums and can't find a similar post.

  • It may also be worth posting the year in which you bought your new build to see if there is a big shift in the discounts offered following the 'apparent' stabilisation of the housing market.

    Also bear in mind that, if you're taking out any other 'incentives' as part of the purchase (ie: you mention part-ex) then you're unlikely to be able to negotiate as good a deal.

    For info though - end of 2011 with Bovis as a cash buyer we got:

    - 10% discount on price
    - Stamp duty paid
    - Solicitor's fees paid (but they nominated the solicitor)
    - About £3k of 'extras' (based on their prices)

    This was buying off plan on the day this particular property was released for sale.
  • To be honest if it wasn't for the part exchange we would sell through estate agents and move to a 10/15 year old site quarter of a mile down the road.

    As I said in your other thread, if you get incentives on the newbuild the PX price won't be as good. By concentrating on only one aspect of the overall deal you aren't looking at the bigger picture.

    No point being given something with one hand while the builder is picking your pocket with the other.

  • In 2008 we got £30k off the original price on our house, plus solicitors fees, removal costs (including packing), 4 kitchen appliances, carpets throughout, garden turfed. I think that's everything.

    We got a very small discount on our property, bought Dec 12.

    We did get flooring throughout, and the purchase price included all appliances, turfing, shed etc all that stuff.

    Didn't ask for any other incentives - as FTB the bank weren't keen on incentives in the slightest. Potentially could have negotiated harder on the asking price but developer was in a strong position, with most of the similar properties already sold, and the remaining sold relatively quickly after us (I hope at a similar price!!). We also got some internal works done FOC, although these would have had a very low cost to the developer, although had decent value to us. We feel the house was actually pretty fairly valued in terms of alternatives available locally, so are pretty happy that we got good VFM.

    Not quite everything - did you get them to pay for the freehold too?
