I would suggest you skip traditional high street estate agents and go with an online one instead (that will caost about £400 as a flat fee), that'll save you a heap of cash. 94% of purchasers do their searches online, so I don't think the difference in cost for a high street EA is worth it, considering what they actually do!

Have a think about it - if you were looking at a house on the market at 275K, would you pay a price that takes you over the 250K SD threshold?Penny: I'm a little low on cash.
