Bad Past Conveyancing

We bought our place 6 years ago to be honest i should have guessed when i raised stuff that was in the survey and she told me not to worry about any of it.

Anyway i've come to sell now and i'm getting costs pilling in to cover lack of building regs on the boiler system, the conservatory and now lack of adequate planning permission on the conservatory (apparently it doesnt fit permitted development which we were told it did).

Anyway all of this should have been questioned by our solicitor when we bought i would have thought but it doesn't seem to have been, i specifically raised my suspicion about the conservatory and she brushed it off, on a phone call though so i have no record about that.

Just a question do i have any comeback around stuff that is now getting questioned and which they should have asked questions about the same as i am getting now ? ie could i force them to pay the indemnity cover as its as a result of them not raising the same queries ?

    I'm absolutely no expert but I expect as it was 6 years ago the solicitor will have or will claim to have destroyed records. I think they only need to keep for 6 years. I'm sure someone will correct me on this if wrong.

    There ia a time limit that they keep all the info...I think you should find it on paperwork sent to you 6 years ago because I think they charge you for it too!! I agree that sometime's solictors can be very laid back. I have decided to use our previous solictor ( as EA works well with them..ha ha but thats another story) and it's really annoying when I get asked questions that should have been answered when I bought this place....does make you think.
