Scenario
You are buying a house'
The vendor has filled out a f & f list that she is leaving behind.
If (for example) an old piano was left behind that isn't on the f & f list.
Am I legally able to dispose of it /if I get someone in to dispose of it can the vendor be charged for the disposal?
Can I be charged for unlawful disposal or theft?

The legal concept here is 'bailment' - I am not going to offer an opinion, but if you google, you can come to your own view.You might as well ask the Wizard of Oz to give you a big number as pay a Credit Referencing Agency for a so-called 'credit-score'0

If you were worried about (for example) a piano being left behind - perhaps your solicitor could ask for an assurance that it will be removed. At the very least this sends the vendor a clear message.0

If you make sure that the contract requires the property to be empty of all "junk" then you can charge the vendor for its disposal
If you don't you'll get a letter on completion day saying "vendor gifts you the following items of junk"
