    Actually it's spelt "of".

    But my main point, your brilliant logic has convinced me where so many others have failed & for that I thank thee.

    Nice one pointing out my spelling mistake. That really was necessary.
    If I am wrong and prices drop by 50% or even 25% please come back and call me all the foolish arzeholes you like (that should be an "s" I think) but as its never ever going to happen Im quite happy to take all the abuse you or any of these other HPC people wish to throw.

    lol..you can wrap it up in all the pretty words you want. You can use all your statistics from every effing country in the world, you can talk about gold and florida and Us equity prices. Say what you will it aint gonna make one bit of difference to UK House prices. The market is as it is. It isn't what you want it to be and it wont do what I want it to do. If it was predictable or capable of manipulation then we would'nt be having these discussions. ;-)

    I just get bored with all the HPC talk and their constant efforts to talk down a strong market. Reminds me of an old King I once read about. Anywway good luck to you all. I hope everyone ends up happy in the end.
