1. As per a previous reply it is unlikely, almost impossible, that should your wife sign a guarantee the charge could end up on a house she doesn't own.
2. Which is precisely why I don't see how they would accept her as guarantor. On what basis? From what you said she doesn't own a property, and she doesn't even rent so wouldn't be able to supply a reference. Does she work? Perhaps if she can demonstrate a high income....
More likely I suspect is that they will reject her as a guarantor. Which is when I imagine she will reopen the conversation - by asking you to be the guarantor.0 -

Mary in answer to some of your questions!
1 The tenant should ask for a copy of the Gas safety certificate
2 the tenant should ask for a copy of the electrical safety certificate or installation certificate
3 If the tenant does not pay the rent and damages the property you are liable to pay for both the unpaid rent and all damages.
4 Inventory with photos or video ( if it is not done and signed by the tenant then LL can not claim for any damages)
5 If the tenant/s move in and see any damage or problems TAKE PHOTOS and report the damage in writing to LL and letting agent (LA)
6 Check if the property has smoke detectors yourself and PRESS THE BUTTON ( cost about £10/15 each so maybe buy some if none in property)
7 you will be a guarantor until the tenant leaves the property
8 Service charge for WHAT? is this a flat? ASK
9 the tenant needs to take out contents insurance for the contents they bring into the property.
10 tenant should be able to change supplier for Gas, Electric, Broadband, but not water!!!
11 Good question about information DATA Protection Act
12 You and the tenant should have a copy of the AST to read before signing the agreement and guarantor form ( Deed of Guarantor)
