So the solicitors pack arrived this morning, as did the notification of sale stc. And a sold board went up outside the house
We meet with the man who sorts everything out (Do we call him a broker?) on Monday, and give all identification to the solicitors for them to start the searches on Tuesday.
Mortgage in principle went in on Tuesday, so expect them to be doing the survey at some point in the near future
Does this mean we are well on the way?0 -
I think as long as the mortgage offer and survey come back fine, you are yes.
We're in a similar position but waiting on mortgage offer. I've asked our solicitor to avoid undertaking any work until that offer is in place (thus avoiding any unnecessary legal costs).

Arranged for survey to be done today. I realise this is arranged with the estate agents and we get a report in 5 working days. After this comes back, am I right in thinking we now wait for solicitors to finish their searches (these were started last week) and then we can exchange contracts?

These aren't silly questions. All this can be confusing for a newbie!
Your mortgage lender are arranging the survey, as they want to be sure the property is worth what it is supposed to be worth. They or their surveyor will be in touch with you or the Estate Agent to arrange the survey. If they contact you, just put them in touch with the Estate Agents. It's up to the vendor and the Estate Agent to arrange access.
Once you receive your mortgage offer (assuming the survey comes back okay), apart from keeping in touch, the EA and mortgage broker haven't much else to offer to help you. Your conveyancing solicitor is the main man (or woman). Everyone else involved is making money out of you. Your solicitor of course is being paid by you, but is also duty bound to look after you and your financial interests. I hope you've got a good one. Make friends with them and listen to their advice.
Once you have your mortgage offer, the survey back, your solicitor has the searches back, fixtures and fittings forms and property information forms back from the vendor, has confirmed all planning permissions are in place, the land registry is fine and hasn't found any issues that need sorting, then yes they can start discussing exchange (and completion) dates with the vendor for you....0 -
Survey has come back fine, mortgage offer has arrived and the searches have been done. Also received the fixtures form.
We've signed the lang registry form and taken them back to the solicitors.
Am I right in thinking that we just need to sit back and wait now? Or am I missing something?0 -
