I am a landlord and have not put my tenants rent up for the 2 years they have been in. I don't intend doing so in the foreseeable future. They are good tenants and I would hate to lose them for a few pounds more.
I might consider it after 5 years but only if interest rates go mad. I am happy enough with my return.

Don't you have to agree to the rent increase, if you don't they can't put it up.

12 years, first 6 at £350, last 6 at £390. However - I (tenant) have installed new kitchen, (there was none) shower, completely decorated and carpeted several times, etc etc etc. Mutual agreement, cheap rent, long stay tenant - I do smaller maintenance they've redone the roof and replaced most windows.
I really don't think it's possible to compare with others on here - it's more appropriate to compare with others in your area. I'm in detached cottage in sparsely populated part of the country - would be different in London.0 -

Which part of London are you in?
I'm in East London and a lot of landlords have put up rents by quite a lot over the past year because of the Olympics, forcing a lot of tenants to move out. Last summer it was very common.
I'm lucky that my landlady has never put the rent up in the 4 years I've been here, but she paid off the mortgage years ago so it's mostly profit for her.0
