transfer of rental lease

Hi all, some advice would be appreciated.
We are looking to move out of current rental and have responded to a private advert for a nice property.
The current tenants want to move early before lease expiry and have been told that they can if they find someone to take on their lease without break in rent payment. That is fine with us as the date suits.
They had their rent reduced on the deal that they sign an 18 month lease but they want to leave now leaving 9 months left for us if we wanted. We don't know them but they seems like two decent student ladies, everything is done through an agent.
Is this a dangerous move? What are the pitfalls?

I would always recommend that you change the paperwork directly with the landlord or their agent, rather than any sort of sublet agreement. There are all sorts of horror stories on this forum from people with tenancies which are not valid, and I would go for the legit version every time, even if it costs you a little more moneySo many glitches, so little time...0

If this arrangement is permitted by the letting agent / landlord then there are no pitfalls (assuming they do it properly). You will be technically taking over the tenancy but only because their tenancy period has time remaining: their tenancy will end, you will have your own tenancy, your own deposit, your own reference checks etc.0
