I think it's over priced for what it is. It's small and not laid out well for modern living. It's lovely and you've decorated it beautifully though.
I also have a huge issue with use of the village. I appreciate that it's in the old village part of WF, but it's not a village anymore. You're close to the A45 and A4500 but you're not in the countryside. Brafield and cogenhoe are just a few miles away and are proper villages. Your price says village but your house is on the outskirts of Northampton I'm afraid.0 -

We'll check again with another three valuations. We did go with the lowest as it is.
Definitely villages all over Northamptonshire... Lot more expensive for the proper nice ones, though!!
The proximity to the park and town centre in walking distance... Not really a village in a rural sense but hasn't been for decades. Great commuter links though and we can be out of the city within minutes.
We'll go back and check the valuations again. We had valuations of £180, £170-£175 and £175. we thought we were being good going with lowest... Hmmmm

Totally agree about renting, we've even been approached about renting it before we'd even considered moving... It would just be tricky to get a deposit for a second property...
We do need to sell... But even in a slow market there's only so far we can go down before financially it's not worth us selling. Next door rents for £700 a month and has only ever been empty a matter of weeks. I don't know why personally, but rentals get snapped up.
Going to get agent to put more details onto rightmove, since most people will find it there, and then we'll it down with a calculator and find the point at which it's not worth us selling!
Fingers crossed we get someone like my partner, though, who just loves it... And doesn't need a dining room! I'm much more practical, so most of the points here I've raised... cautiously since I didn't buy it! Lol
That's bad news, because I'd value a rental property that rents at £700 pcm at no more than £125k (allowing for a buy-to-let mortgage at 5.7% and assuming 10 months of the year let). Even if you could get guaranteed 12 months per year occupancy (which obviously you can't), it wouldn't be worth more than £150k.They deem him their worst enemy who tells them the truth. -- Plato0 -
yours is the only 2 bed within 1 mile in the price range 150 - 170
all the others are 3 bed, but obviously they are not period properties
whilst your place is indeed excellently decorated and the photos are good I would not pay upwards of 20K for 1 less bedroom given:
- you have a tiny awkward shape kitchen, no where to eat other than from a tray on the sofa in the lounge. Not a lifestyle I aspire to
- its 2 floors up to the toilet. Not a lifestyle I aspire to
- around the 160 - 165k (asking) price I can see 3 bed semis with off road parking. That's my lifestyle choice, I wouldn't even look at yours if I my budget range was around 160 - 1700 -

Thanks for all the positive tips guys.
Sold the house today, so fingers crossed all goes through. Both parties chain free... In the end it took us 5 weeks exactly to sell but the info here was really helpful in case it hadn't.
Luckily we got a buyer who knows how desirable the area is and loved it as an investment property. Although we had fewer than average viewings, those that did view were all really keen...so no time wasted. Was worrying for nothing!
Now to find somewhere in Chester... There they seem to be holding out for unrealistic profits over short periods of time in the market there...But we're now in a great position to move in quickly.

Lol no, we took a hit since buying in 2007 but it was worth it just to have it sold.
Went for £160.
Ouch! But a quick sale in this market will be worth it... And hopefully the people we buy from will be realistic, too.

Danny, read a few posts back of the thread. We just sold, that's why the thread bumped with my update. We don't have a problem now! Sold it very quickly.0
