We rent to the student/young professional market.
Students want fully furnished FULLSTOP
That means double bed, either divan or good quality metal frame leather type bed with headboard. Large mirror wardrobe, chest of drawers, desk+chair.
Move in with help from Mum and Dad and what they can get into the CAR
Now if you want to rent unfurnished I hope you have DEEP pockets and a "Man with a Van" when you want to move out.
Look at the whole picture when you view.
Is the property double glazed as this means better insulation ( cheaper bills) better security and FIRE ESCAPE if modern DG
Does the Gas central heating look modern and has the property got a current Gas Safety Certificate!
Check the number of electrical sockets in every bedroom ( you want at least 3 doubles )or MORE.
How is the kitchen and do you have room to sit ( Table of breakfast bar)
Lounge area and is there a TV supplied
What about a washing machine and tumble dryer
LOCATION is very important if you need parking, catch the bus every day ?
Private LL or via an letting agent
How good is the LL and does he email all the documents to you to view and read before signing! AST, credit checks, deposits, deed of guarantor, employer references ETC
Take out you own contents insurance!!! Does the place have an alarm and security lighting, smoke alarms, Carbon Monoxide Detectors, fire doors without keys on the inside.
Being a Landlord is not easy or get rich quick if you do it RIGHT
Many poor properties with Landlords who wont do repairs or maintain the property BUT it will be cheaper than the GOOD GUYS who look after the property and own good quality rentals.
Who will look after the white goods and replace/repair if broken?
Read the AST very carefully and know what you are signing up too.0 -
Thanks for all your replies, they have been very helpful.
We are finding that the unfurnished ones tend to be the nicest, which is giving us the dilemna. We are all now in our 30's so don't want anywhere studenty (been there done that).
We understand the expense of furnishing a whole house, but our next move will probably be mortgages and places of our own, so we are happy to fork out now, if it takes a bit of pressure off down the road.
The area is a nice leafy suberb with lots of victorian terraced houses, so there ARE lots of identical houses, this is where the confusion comes from. It's also a place with a lot of renters, so they are happy to rent out to 3 sharers. Generally we are finding that the unfurnished are newly renovated to a good standard, so I suppose this is also why they are not any cheaper.
We are only looking in the location we want, I have lived in the area for 4 years already, and we will be checking ALL the details you mention above. A few that I have e-mailed are happy to include white goods.0
