Misisng things after exchange - how would you prove?

Hi all,
If things change between exchange and completion (say a window cracks or the bath broke) who is liable? Can the vendor not argue that it didntn happen after exchange?

There is more to life than increasing its speed.

Go and check the house on the day of exchange. That way you know everything is as expected at the point of exchange.0

Short of photographs of the entire house at Exchange, there is little you can do about small matters.
Some (unpleasant) people remove light fittings, or curtain rails etc - it's annoying but not worth hastling over. Same with a broken window pane.
Of course, if major things are broken / removed between E & C (eg they rip out that Elizabethan fireplace and remove it) then you would sue.0 -
You could claim on the insurance for a broken window or pursue the seller but, just the same as if you broke it yourself the day you moved in, it's v unlikely to be worth the hassle or the loss of your no-claims bonus. In practice, you just fix it and get on with your life!0
