We have to choose the searches, which did you go for?

Our solicitor does the local searches and drainage I think but everything else is an optional extra.
We wont be going for coal mines as we are in the south or chancel as we know that will come up as a risk anyway from searches done on a different house in the same area.
So i can choose environmental, flooding and planning.
I want some kind of flooding but the environmental mentions it as well.
Not sure what to do about planning, both sides have already extended so they wont be able to go out further with double extensions but we do back on to the local football stadium which is small time and probably wont change (sorry lancing supporters) however we could do planning searches, nothing come up then in a few years they apply to do something.

Check flood risk yourself- Environment agency website.
Planning you can DIY in most local authorities.This is an open forum, anyone can post and I just did !0 -

I think we will go for environmental and flooding looking into it. The solicitor only charges £20 for the flooding which is what i would pay anyway so better they look at it and spot anything dodgy i guess.0 -

I was buying a different property, in a different location, and I have a different attitude to risk to you. I also have different skills so may be better/less able to replicate the search information myself.0
