Re negotiating - would you?

Hello

We are FTB and have made an offer on a house. The seller wouldn't knock much of the asking price as they felt it was already competitively priced, in the end we got it down to 167500 from 169995, not much but every penny counts right?

The EA stated that as they had already come down in price, they wouldn't re negotiate at survey unless it was something major which we were ok with.

Survey being done this week.

My concern is we went back to measure some bits the other day and noticed in the conservatory the polycarbon roof contains a very large amount of green mould or moss. From upstairs you can see two sizeable holes in the roof between the two layers of plastic which doesn't feel safe to me given it will fill with rain and I worry it may collapse.

Would you ask for a further discount because of this? I have been quoted a very rough cost of 2500-3000 for a new roof on it.

I know the survey may throw other things up, I was just wondering about this issue.

    I would definitely re-negotiate for repairs to the roof but it would be your choice to put a new one on it so don't expect them to cough up for that. You saw it had a polycarbon roof when you put your offer in I assume, the only bit you didn't see was the damage. Wait for your survey to come back and then see if there's any room for compromise on the price. The seller will be delighted to get a buyer and in all likelihood will come down in price.

    Ultimately it depends on how much you want the house and how keen they are to sell. I would ask, if they say yes, then great, if they say no then only you can decide if it's a deal breaker.
