Letting agent 24 hour notice to enter?

Had a letter today saying tomorrow I am having building inspectors coming to inspect the whole building, so my flat and the other 3 plus the outside of the building. I am getting a guy coming who wants to go room to room to check all repairs that they've been billed for have been carried out correctly! That will take ages as since I have moved in lots of have broke, I've had windows replaced as not fitted right, new water meter, damp painted over, windows had sealant put around them, new plumbing etc.

I have to wait in 10 till 4, 6 hours! I was due to be at the drs tomorrow but thats now been cancelled. Asked if I can change the day as I only got the letter today and he said no, if I don't answer they will use their keys to get in.

I only had my 3 month inspection last month, then I had to let a guy in to do the electric for the whole building a few weeks back, now this then another inspection in 6 weeks. I never get to relax, always waiting for someone to knock.

Can't believe people can just let themselves into your property like that if you've offered a different day, hate to have someone walking around my home when I'm not in.

    1) change the lock

    2) Write (yes a letter) saying that a) you wish to be present for all inspections b) xx/xx/13 is not convenient and c) you need 24 hours notice in future to give you time to arrange/ or re-schedule

    I guess as this is tomorrow
    3) you'll need to be quick with the lock! and
    4) you'll need to hand deliver, or email the letter and follow up by post

    A Yale lock barrel change takes 5 minutes (once you've bought the replacement!) and costs around £5

    I only rented for 11 months, this was my biggest pet hate.

    I had 2 gas safety checks, an annual inspection and then the owner wanted to show his daughter around so she cuold move in when i moved out - 4 visits in 12 months all with 24-48 hours notice.

    I hated not being around - but also being a 25 year old lad living on my own... it wasnt the cleanest. (Probably not a bad thing) but it meant i had to go and grab a vac and bin the pizza boxes!... Im less of a scruff now though :D

    Your landlord has the right to enter the property as long as 24 hours notice has been given. You are not required to be present.

    Surely this is not correct? My understanding is that the LL is required to give at least 24 hours notice but the T has the right to refuse if they wish.

    Actually its more complicated than that, the tenant also has the right to quiet enjoyment of the property. There is no need for them to access the property without you being there/having agreed to allow them access. You don't have to agree to allow them access even for inspections, however of course this would put their nose out of joint a bit lol.

    So can refuse inconvenient appointment.

    Particularly inconvenient appointments that cover a whole 6 hour timespan.
