Our buyers have asked for the above, but I am confused.
We bought the house in 2006 and it already had the separate garage built by the previous owners. We didn't receive any paperwork regarding this when we bought the property. Why then are we being asked to pay up for what may or may not have been agreed back then? Surely if there was an issue it would have been flagged up when we bought it in 2006?
Any advice would be greatly appreciated

I have absolutely no idea - but i'm sure if it didn't it would have been raised in 2006 (?)0

IP's are de rigeur for any unproven issue in a property so I wouldn't worry too much about it. We couldn't prove installation of the gas CH, which was done before we moved in. Ours will cost just £50.
OTOH if your garage was built without permission, you could have problems.
One of my bugbears in the conveyancing process is that in most cases questions are asked in a stock questionnaire, answers to which the buyers never see.
In future, draw up a check list of questions which you request answers to before proceeding.
