Will we ever complete??!

Firstly, apologies as this is mainly a rant. I am stressed beyond belief and at a total loss to what to do.

My partner and I had an offer accepted on a flat at the end of January. We are FTB and the flat was a business address and therefore chain free as the Vendor is moving back to his main address.

Everything was going fairly well initially, mortgage sorted, surveys fine and enquiries sent.

However when the lease was sent through we discovered an error in the wording relating to a garage. All that was needed was a deed of variation. We are now 17 weeks down the line and still haven't exchanged. The Vendor's solicitor has still not completed the deed of variation. We made it very clear that the latest we would complete is this Friday. The Vendor is now saying that completion in not possible but that they can exchange.

I have asked why it isn't possible to exchange and complete on the same day, but am not getting anywhere.

We have been chasing non-stop, daily, for 2 months and I can't cope any more.

We threatened to pull out if things didn't start to progress (2 weeks ago) and we finally saw some movement. We were then assured that we would exchange last Monday... never happened.

We don't want to lose the flat but I am at the point where I want to tell him where to stick it!!

Any advice would be most appreciated.

    Has the lease thing been sorted ? Your solicictor will not want to exchange until things are clear.

    When do they want to complete?
    There is more to life than increasing its speed.

    The lease issue is waiting to be signed off by the Management Company who own the block of flats, this is being chased at the moment. It's not our solicitor saying that there is a problem though, she is quite confident that will not delay us.

    From speaking to the Estate Agent it now turns out that the Vendor is away Wednesday and Thursday this week! Originally they claimed the delay in completion was because funds for our mortgage would not be released in time, however that has been sorted with the lender and they are happy that the money will be there in time for a Friday completion.

    The Vendor wishes to complete on the following Friday. The reason we said the 24th at the latest is I work at a school and the only time I can get off is the school's half term, we gave them plenty of notice of this deadline.

    It's so very frustrating.

    You have 3 choices:

    Walk away.
    Complete on 31st.
    Or threatento walk away unless they complete when you want. But be prepared for what you'll do if they say no.
