Selling privately: is it really that simple?

    The usual, paper, shops, word of mouth, the internet (i've noticed a few sites that offer advertising for a small fee).

    It's the advertising that's the biggie for me. Minimum requirement would be to get the house on rightmove. For that you need an estate agent. At least an on-line one. Nothing else will get you anything like the exposure and isn't worth spending money on IMHO. Everything else is negotiable.

    I was reading a few guides on selling. Which proved to be the most useful. It did make mention of a few sites that provide Internet exposure. But true the sort of exposure Rightmove and similar would bring is ideal.

    Can anyone give an idea of how much an estate agent would charge (in total)... just a rough idea.

    For example, a house on sale for £100k. What charges are involved and what's the total?

    I think the rule of thumb for high street is about 1% plus VAT. They will all come out for free to try to sell your their services (and tell you what they reckon they could sell house for) though, so well worth letting two or three come round and listen to their sell. Ask them what they will provide over and above an internet based site, and make your own decision over whether you think it is worth it.

    Internet based would be much less. We paid £600 total with HouseNetwork and are pleased so far. Get a mate to sign up to their referral scheme (http://www.housenetwork.co.uk/affiliate_scheme.asp) and you get a further 5% off and your mate gets 10%. (Or feel free to use my code: NTUQHPMOBG) But there are other internet agents too.

    I second House Network, as an online estate agent they cut out a lot of the costs and the quality of their marketing was incredible- 32 great quality photos listed on rightmove with a premium listing, we had loads of viewings and after 13 days had 2 offers one of which we accepted. They email you details of each viewing due with their buying/ selling status, mortgage/ funding status and you are able to choose and change photos for your house profile. Can't praise them enough.

    The sale is the easy bit. The tough part is the following weeks and months where you have to see it through to completion, and deal with everyone involved. Unless you are hands on, proactive, a practical negotiator, and won't get emotional or hide under a bush when things get stressful (they will), I'd think very hard about it. I negotiate contracts for a living but wouldn't dream of trying to sell my own house.

    Yeah... right now I'm skipping between ideas.

    I'm even researching auction right because the bottom line is, I just want to get my final price after costs. So if I can get that even through an auction then so be it.

    I understand that I will be selling my house for a lot less but surely, that's the only way to sell my house within three months (can it be done quicker - or likely)?

    I have decided to rent my house out and move to the area I want to be (i.e. rent). Not ideal (as it would probably be the eight or ninth time I have rented in less than a decade), but its clearly not the right time to sell and I would most likely not sell within three months.
