Refurb works: in what order?

Hi,

Soon to be completing on my 2 bed maisonette. I'll be living in the place whilst doing up the place. I'd like to do the works I'm going to list below and just wondered what would be the best order to have these done in. I'm pretty clueless about this kind of stuff so I'd appreciate your thoughts.

Miscellaneous
- New RCD fuseboard needs fitting

Hallway
- Skim the walls (covered in artex)
- Paint the radiator
- Touch up the woodwork (doors, coving) - sanding / re-painting
- Paint the walls
- Install spotlights
- Laminate flooring needs ripping out and replacing with wood flooring

Bathroom
- Complete refurb
- Entire suite needs ripping out (bar the bath)
- New suite needs fitting
- Paint the walls, install spotlights, box in some plumbing (or alter the pipework so it goes under the floorboards), fit extractor fan, tiling etc etc

1st bedroom
- Paint walls
- Remove laminate flooring and lay carpet
- Replace doors on fitted wardrobes
- Have 2 new light fittings installed

2nd bedroom
- Remove extremely thick wallpaper
- Re-paint

Lounge
- Skim the artex ceiling
- Install downlights (artex will need drilling with licensed asbestos company)
- New skirting boards
- Remove laminate and lay carpet
- Re-paint

I don't know any tradespeople but have been advised to avoid sites like ratedpeople etc. I think I'm going to look at trustmark.org.uk to try and source people to do the work. Any recommendations for the Essex area (zone 4 London) are welcome though!
