Insurance & Protection, For My first Mortgage

Hello Everybody,
I am in the process of buying my one bedroom local authority flat, and i am needing some advice on all the diifferent protections & insurances out there.
Just a bit of backround info
Age 38, single with no ties.
Property valued at £45000
Buying for £16200 (after discount)
Mortgage with the abbey national 15year term (repayment mortgage)
I am using a IFA, but like to do abit of research myself also.
So far, i have been made aware of the following
==========================================
(life assurance cover (decreasing) to cover property)
Life & critical illness cover (combined)
Disability & unemployment insurance
Building & contents insurance
---
I know that, out of all the above, you need as priority Buildings & contents insurance, (any advice here would be appreciated)
Out of all the rest, would you say that all are essential to get.?
bearing in mind i dont have any ties, if anything was to happen to me, as i dont have any immediate family, other than brothers & sisters, i assume as the value of the property, is greater than what i am paying for it, this would posiibbly no be an essential, as money from the estate would pay of the property.
Would you agree on this ?
And with regards to the others, could someone pls give me some guidance here, with regards to them being "essential"
Whats the best way to shop for all these type of insurances on the web, in getting the best deal
