    Thanks very much. I have managed to negotiate pretty much everything I wanted removed from the tenancy agreements and everything I wanted added. Given the timescales and working out what I would lose to bin it and go with someone else or to replace carpets, I am going to allow this to proceed.

    Can I ask which LL association would you recommend to be a member of? My insurance has just been sorted but I wonder whether an association membership will be worth it too.

    Redlady, sorry to hear you are having such a hard time, it is difficult to let a property that you have emotional ties to and have relationships with neighbours etc BUT you do need to step back from this being your house to it being a buisness arrangement.

    Tenants may not treat your house in the way you do, this is something you have to deal with or don't be a landlord!

    Im cool with how they look after it. In my head I have to replace the carpets when they leave. I accept it wont be super clean but as long as someone generally takes care of my investment I dont mind. I was too laid back at the beginning and too trusting. It isnt the tenants fault but that of the agents.

    This is now my pension and I have a new home to take care of.
