Using leafletting to find the perfect house

Where we want to buy (South London) there are hardly any houses available. As soon as a house comes on the market it gets chased by 40 buyers and inevitably sells within a few days at way over the asking price.
To try to find a property in the streets we most like we are thinking of writing a leaflet saying that we are looking to buy, have mortgage approved and no chain - and then dropping one through every letterbox.
Has anyone dropping leaflets to find a house? Do you have any advice on what to write / not write? I'm thinking of making it quite personal.

I've never done this, but it sounds like a good idea. They've done this before on Location Location I think.
From the prospective of a potential seller, I wouldn't make it too personal though. Too much unnecessary detail might make you sound like you would be a bit flakey perhaps? If you're going to buy a house without an estate agent, then I would think you need to be as business like as possible to ensure it goes through.0 -
Update. I've just written a leaflet, run off 120 photocopies and delivered them to the streets I like.
Fingers crossed! If I get a single reply I'll be very pleased. Nothing lost if I don't. It only cost me an hour of time, plus 120 sheets on my work photocopier0 -

No replies so far unfortunately. Not disappointed though. We only did just over 100 houses, and many of those were probably let out to tenants.
I still think its a good way to do it, especially in a crazy sellers' market like it is now in London.0 -
On Friday I offered on a house near where we went leafletting. I had to offer 40k over the asking price as there were other people interested too.
But I'm happy all the same. Its only one street away from where we wanted.0 -
