Advice on opening offer

I would be really grateful for some advice. We are first time buyers with an agreement in principle to purchase a property at £145,000. We have £21,750 as a deposit and the rest will be met by a mortgage (already approved).

We have seen a property that we love for £149,995 but are just trying to decide where to pitch our opening offer. They have sold once before but it fell through (the estate agent who showed us around didn't know why but is going to find out). The property has been relisted since Jan 2013.

Does anyone have any advice on where to pitch an opening offer? I literally have no idea where to start! :rotfl:

    I would try 140k if it was me...depends how much it's worth to you though

    Thanks - hubby said we should try £139k as anything within 10% is "fair game" but I wasn't sure if that was a bit low. I've just no idea what's "normal" in terms of offers! :D x

    Depends on how desperate they are to sell and how cheeky you feeling lol. They can only say no or come back with a counter offer if its not what they want. Good luck

    You need to do a full search for history of all similar properties to get a good idea for what your 'final and best offer' will be. Your first offer needs to be a bit less than this.
