    The simple answer is no, it is not enough time, and, if you are relying on getting all the trades of an agency such as check a trade etc, I can guarantee there will be at least 1 major op cuck:eek::eek::eek:

    if you have a wife and child and you both work full time...my honest advice to you would be to allow 6 months for the work to be completed...carry on renting and you'll need to support both the houses until a good level of the work is done.

    Children find the whole process of electrics and plastering facinating but its not the environment that they should be living in on a day to day basis...its basically going to turn your house into a building site!

    Even the most mild mannered of us can become stressed during the process...you will argue with your other half over it ...so it is IMO necessary to sometimes have the bolthole of a second property to go to

    Ive been there and done what you are planning...and a bit more..and as I said previously what started as a 12 week refurb on a budget of £40k has taken us a year!

    The fact that everyone is singing the same does give you the answer, you are being too optomistic.

    And without trying to add to your woe, whatever you have budgeted for materials etc as well as time, is likely to be off to the same degree.

    We renovated the house we live in now, we managed to rewire, new heating, fully plastered and decorated in 7 weeks. But no kitchen or bathroom, no structural work. We had a month between exchange and completion and I used this time to get quotes, with the vendors permission. We were lucky to have mates for the electrics and plastering and a personal recommendation for the plumbing. OH and his dad did all the decorating. It was very, very rushed.

    In an older property it's the unseen that can cause delays. Often when removing old baths and kitchens I have found that due to water leaks part or all of the floor needs replacing.Old sandy plastering can also be a nightmare to patch and repair and the condition of main supply pipes and drains is worth inspection.In our present home ,after screeding through all the floors,ready to tile bathroom and kitchen floors before fitting units and bathroom suite,our plumber did notice that in our cold supply there were several "Bits" coming out of the cold tap.This entailed replacing the main water supply pipe,nearly rusted through, and my chanelling a nice slot under kitchen wall,across screeded floor and into tank cupboard.

    Another issue, which I think has not been mentioned, is that if one trade finds problems, or misleads you about when they can do the work, then others will not be able to start, and you might have serious problems. Anyway the timetable is unachievable as it assumes perfection. You could get one builder to do the work, and may well outsource some work e.g. electrics, so you will pay double for that as he takes a cut to project manage.

    And as stated above, what if you find you have forgotten something? What about window boards, skirting, architraves? Ceilings? Damp issues? Radiators and pipework?

    No builder will be able to start work 3 days after quoting.

    No builder that you would want, anyhow.
