Stressful few weeks

House on the market on the 1st and we have had a buyer and lost them and found a house and lost that.

Had no other interest in the house and estate agents said its seeming that they are having a run of cheap houses coming onto their books which they are getting the most interest for so not looking like we should expect any interest ATM... Not good

    Oh dear, not what you want to hear I expect.

    The important thing is to know your strategy for when you get the next offer and then you won't see it disappear again.

    Maybe you do need to think about moving to rented if you have too.

    That's one pessimistic estate agent you have there! Last thing you need...buyers can be problematic enough without your EA making you feel down as well. Hope it works out soon for you.

    Guess anyone selling a house these days needs to be ready for emotional ups and downs. Had one myself today - due for another investor coming round and they've postponed viewing (with an excuse given as to why). Am now mentally geared-up to being aware that they might have done that deliberately - so expect a second too low offer then from an investor direction....:cool:

    NB; on the rented front - I am aware of one of our local EAs that puts "no chain" on a noticeable number of their properties and I suspect they are either lying to would-be buyers or pressurising their vendors into moving out into rented (when they hadn't decided to of themselves).

  • This house selling and buying is pants and I know how you feel - my most recent house move experience saw 2 lost buyers and lost the first house I was buying. However, you will get there in the end. I got my third buyer 4 weeks after losing the second one and found another house that was a better house. I learnt to be pragmatic and firmly believe that things happen for a reason.

    Sorry you are feeling stressed. Try to let it all wash over you, easier said than done I know but it will all work out in the end. We lost a house that was perfect for us because our buyer dropped out but we eventually got another buyer and found another house. I'm sure the house buying and selling situation in England & Wales could be improved.

    A guarded word that your asking price may be a little high perhaps....... There's no such thing as a cheap house (unless there's good reason). .

    Sorry things are not working out as you'd hoped......it is still early days though and (despite your less-than-enthusiastic EA) hopefully another buyer (and a house for you) will come along soon. Don't let the EA get you down ;)

    I appreciate what it's like to get a buyer early on in the process - it's happened a couple of times when we've been selling, last time especially was a real surprise as we'd expected the house to hang around despite being restored to a very high standard, instead it went under offer within two weeks - and if they'd then pulled out we would have been very peed off as we were desperate to move from that location!

    On our last-but-one sale our buyer did pull out after only a few days due to something beyond our control and it was a couple of months before we found another......but when we did they offered much closer (within £5K) of the asking price - so you never know, there might be a silver lining to this bit of disappointment :o

    Edited to add - renting wasn't an option for us either. It's not a suitable solution for everyone, although obviously it has worked out as a good option for some......

    I think the cheap ones she mentioned are either repossessions or need a lot of work from what I've seen.

    The house a few doors up is at same price as ours and I don't feel ours is worth less but I suppose if they reduce we will have to consider it.

  • The cheaper houses in my area have a very visible reason for being so - even just looking on the Internet (never mind what I might see if I went there in person).

    There's one 2-bedroomer that I spotted and thought "Yuk - look at all that damp and risk of back garden sliding down towards them" and that's why the cheapest one of all hereabouts at the moment. The others are THAT estate locally (as in bad reputation) or grotty house/grotty road.

    There are very few houses that I spot hereabouts that are cheaper than mine and I cant see an obvious reason for it just online only. There are only a handful of ones round about my price level that are puzzling me as much as mine as to why they haven't sold yet.

    I think the only thing about these "cheaper" houses then is to be philosophical and think "Once a buyer has had a darn good look round that neighbourhood and/or had a survey done then I think there's a good chance they'll realise you don't get owt for nowt and will be back on the househunting market again".

    I wouldn't reduce personally just because one neighbour did - I'd figure they might have done that because they were desperate and cross my fingers for theirs to vanish from the scene as fast as possible and stop hindering my own sale in your position.

    Well if you bought a house for 20k less than ours then you could easily spend that on it so seems pointless to me unless you have no choice. The is no where for us to go ATM anyway so will just have to wait and hope we get some viewers and a suitable 4 bed comes on market for us
