Vendor has very slow solicitor

Hi

wonder if anyone can advise on this....my vendors solicitor is taking forever to send documents to my solicitor....even the vendor and EA cannot get through to them....this is now seriously delaying the whole process.

do you think it would kick them in to touch if the vendor threatened to raise an official complaint about them?

nothing else seems to be working and I am concerned they will derail the whole process, also if my vendor dumps them at this late stage it will likely delay further....

i wish these idiots were struck off, how they get away with such incompetence is beyond me...

the annoying thing is this couldnt be any simpler, i am in rented accommodation and the vendor is willing to move in with their parents to complete the sale, there is no chain! and still we are into the 4th month in the process!

    Sounds as if there are issues stalling the process.

    Are you absolutely sure it's the solicitor and not the vendor?

    There is honestly not much you can do. This is the kind of nonsense you have to put up with I'm afraid.
    Only option you do have is to speak to EA tell them that you will decline offer if the vendor's solicitor doesn't pick up pace and hopefuly this will propmt vendor to chase his/her solicitor.

    yes definitely, the vendor actually assumed we were holding up the process and asked when we would be available to exchange contracts! my solicitor is waiting for the answer to about 4 queries that the vendor has already sent the info for to their solicitor!!

    noone can get through to the vendors solicitor (not even the vendor), the line is permanently engaged, emails go unanswered!!

    it is me who is buying the property, vendors solicitor is the slow one, I am a FTB, mortgage offer is in hand, survey and searches complete!!

    I could threaten to pull out but i really want this property and would lose the survey/legal fees so far (around 1K) so not keen to do this!

    It's no consolation really but I feel your pain! Our Vendors solicitors make snails look speedy...we are trying not to let it annoy us too much as obviously can't do anything but its still irritating.

    Sorry to hear of your issues. Like others I feel your pain, I had issues with the speed of the vendors solicitors. Fortunately it only lasted a few weeks not months though.

    All I can suggest is you keep pushing and pushing, get your solicitor and the EA to contact them on an almost daily basis to push the sale. And if you are in touch with the Vendor make sure they are chasing them daily.

    Hope it gets sorted soon for you.

  • I think its not the issue of a solicitor i think its all could be done on the order of vendor.But still wondering if the vendor is on fault than why not the solicitor answering the mails and other communicating things.

    thanks all for your replies.....i found out that they are using an online conveyancer who does not have a good reputation from online reviews so that doesnt fill me with hope!!

    i am also using an online conveyancer whom I have used in the past with the sale of my parents house and they have been 100% efficient and on the ball so I guess its the luck of the draw.

    My problem is that I am currently renting in london on a high monthly rent and although the landlord has said they are flexible and at the end of my AST (end of June) i can carry on month to month it is still costing me to rent for the additional time....

    I wonder if I can say to them that if we do not complete by x date then the next opportunity to do so will be one month later as I will have paid for that months rent by then!
