House extension - quote from structural engineer

    We had 2 huge electric all singing all dancing velux windows in there. And the stairs were something like £1800.

  • What is the equivalent in metres squared to feet squared. I am trying to envisage these extension spaces.

    20m² = 215.28ft²

    Why not just move to a bigger house? The costs are lower than the extension, and I'm not that sure that you'll recoup your outlay when you decide to sell.

    We were planning to have an extension about 2 years ago. We live in the South-East too (Kent).
    It was a 3 bed terraced and we were looking at 5.5m wide extending out to 1.8m at 1 half and 5.2m at the other half. We had a drain outside that caused some real problems!
    We also had a quote for a staircase into the loft and 2 bedrooms up there - with dormer windows one side and veluxe the other.
    The 2 quotes we had - including a new kitchen and downstairs cloackroom and it came to...

    £91k and £94k. That was excluding VAT and architect costs!
    With scrimping and saving we managed to get it down to about £80k. However the ceiling price on houses near us were about £200k, so it just wasn't going to be worth it.
    We had to take a hit from the arcitect fees, but I'm glad we didn't go through with it in the end.
    I was genuinely quite shocked about the cost of it all!

    It's often cheaper to use a company based up north and pay for their b&b costs for the duration of the job.

    I live in Berkshire and I've just had a quote from a company in the north-west for a full length 8m x 4m conservatory and it came in at £16k including heat reflective glass and underfloor heating. The same job quoted locally comes in at £25-28k!

    Doesn't make sense.

    Assume best part of £20k or more to move (stamp duty, solicitors, estate agents fees, removal costs, etc) then that leaves around £20k to spend on a new house which down in Sussex doesn't add much extra space, particularly when you consider how much we have spent getting the current house how we want it.

    For our bungalow, I have just had a quote of £34k for a 15 sq.m. kitchen extension, with extending the roof over, but with no plumbing, heating, or actual kitchen units. This is about a quarter of the total rebuilding cost of the whole place, according to the mortgage valuation when we moved in this year.

    I am grateful for everyone's comments, which seem to confirm that my quote is rather high, since I also live in South Wales. Could I be cheeky, notanewuser, and ask if you could send me a private message with your builder's contact information, please? :A

    Best advice would be to get more quotes and see what they come in as.

    I've no problem with sharing my thread but you might want to start a new one which might get more responses as this one's been going a while and people may have lost interest.
