    I have a guarantor who works in the public sector so know worries there.
    So flag that potential G's presence up to any potential LL right at the start of any discussion.

    If you are not currently working who could you get to give you a decent personal/employment/volunteering reference?
    I live in north london and want to move essex/hertfordshire.
    You could contact the National LL Associations rep for Essex (link) and see if she can point you in the direction of suitable local LLs.
