indemnity insurances for property seller?

selling a straightforward apartment, in a block, no other recent buyers/sellers in the block seem to have encountered this issue. The other party's solicitors asking fees for;
Indemnity insurance, as the search they did was 'defective'.
Asbestos and fire risk survey fee.
Indemnity insurance, as they say that there does not appear to be a provision contained within the lease stating that is the superior Landlord defaults/ goes into liquidation then the freeholderwill take on the responsibility of the superior Landlord.
This requirement for insurance policies seems to be a new and unnecessary and I wonder do the solicitors make any money from these policies or just the insurance companies?
