Home Buyers Report

I have just had an offer accepted on my first house and I am now in the process of trying to arrange a homebuyers report.

I know that our mortgage lender will be going to do a survey purely for valuation of the house and that we should still get a separate home buyers report. My mortgage broker has mentioned that I could get the homebuyers report combined with the basic valuation survey (obviously at a slightly extra cost) from the lender.

I just wondered if people could let me know whether this is a good idea or whether I should get the homebuyers report done by somebody totally different?

    Depends on whether you wish to save some money by using the same surveyor.
    Personally, I would go for an independent surveyor as he will have no conflict of interest.

    Ring 2 or 3 RICS surveyors and get quotes.

    Then ask your lender how much it costs to upgrade their Valuation to a Homebuyers.

    Usually cheaper to use the lenders surveyor (lots of overlap in travel and the work), but some lenders wack on an exhobitant fee, so ask.

    If it saves you money overall, I would just use the mortgage lenders people.

    The bank want to know if the house is worth the money and whether there are problems, and so do you.
