Conveyancer not being updated by rest of chain

Some of you may already know I'm having problems with my house purchase.

I'm a FTB and obviously at the bottom of the chain. The top of the chain are digging their heels in trying to delay completion by 2 months (ourselves, our vendor and vendor's vendor are ready to exchange and complete straight away, and this has been the agreed timeframe for a long time). We're trying to reason and negotiate on dates with the top of the chain but my conveyancer is simply not being contacted or kept up to date by anyone (I had to tell my conveyancer that they were trying to hold things up as my vendor actually had the decency to tell me). What can we do in this situation? Obviously myself and my conveyancer are concerned that she's not being kept in the loop and feel let down by the rest of the chain, and it's making me feel like pulling out.

Hi, sharing your pain if it helps?! You're into a game of brinkmanship where you do hold the ultimate sanction - you pull out and collapse the chain from the bottom. So this is indeed an option but you need to think carefully through how badly you want/need the place you're buying, how much you'll be down financially and all that.

Are the Agents involved as well as Conveyancers? This is the time when they earn their commission.

Hope things work out for you....

It takes a lot of effort to keep chain details up to date and most conveyancers simply do not have to time to do this as well as checking all the legal stuff which is their main job. Estate agents try to do it but tend (unless they are really experienced) to be taken in by out of date, second hand and inaccurate information others give them. So whether you like it or not, chain communication issues are very very common.

A few years ago the Land Registry came up wit he idea of an electronic chain matrix where all involved could enter their state of readiness etc so that all in the chain could see at glance where everyone has d got to and desired dates etc. This would have been far more use than the ridiculous Home Information Pack fiasco, but the LR never really had government backing for it and when money was short it got ditched.

As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.
