It's not totally essential - I didn't have AIP before putting in an offer as I was advised (both by my bank and my broker) to get an offer accepted first. It wasn't a problem for the estate agent - I just told them my broker was confident I'd be approved. With some agents they just want you to speak to their own financial adviser first before they'll have confidence in you.0

Ok, thats great, I am meeting with Halifax tomorrow, I will ask the adviser for an AIP or what they recommend. Although I don't have any defaults, I am self employed, so Im not the easiest customer they've had this week, so as a previous poster said, better to get my ducks in a row.
This is one big big learning curve, so thanks to all on here that have posted.

To add another tuppence - I've only ever had to show an AIP once to my memory (actually got my mortgage provider to fax something saying I could afford that property - didn't give figures).
It's not essential but most will ask if they've not had dealings with you before. A lot of the EAs knew me from when I last moved house. The ones I ended up using didn't, and were extremely obstructive from Day Dot, but even they didn't ask to see an AIP. They did cheekily ask for the name and phone number of my mortgage provider when things were somewhat slow (my mortgage offer was quite last minute as I had to get a document drawn up regarding the financial split with my ex which seemed to take forever). I got a bit defensive and said if they wanted to see an AIP I would be more than happy to send a copy. They backed down.

Although the EA would LOVE to help you find a mortgage - they'll have a friendly broker who will be sure to get the EA and themselves a big wodge of commission so you can certainly put in an offer and they'll take it very seriously as they will try to make a bit of money off you.0

Reeds Rains pressuring me to see their mortgage adviser has put me right off everything they do (as if their estate agency skills didn't manage to do that anyway).
I have now also been contacted by Reeds Rains Insurance and Reeds Rains Utilities when I am not going to touch them again with a bargepole.0 -
