Extension wall being used by neighbour

quick question. We have an extension (1 story) on the back of our house (semi).

Our neighbour is using the extension part - he has put shelves up on the side that is near his house (where the fence would be). I dont really have a problem with this as I cant see it and its not affecting me...yet

The problem I do have is that the extension is rendered. I'm worried his drilling into it might have cracked some of it and could allow water in or cause other damage

    that's a little bit cheeky. what do you actually want to achieve though? just to make sure your render isn't damaged? Or worried about the neighbour gaining rights over your wall for fixings?

    How old is the extension?

    You could ask to pop round and have a look as you are doing a visual inspection to make sure no remedial work needs to be done, to help keep it looking nice for them.

    I'm more worried about him damaging it - and then refusing to pay.

    I dont really mind them using it (I've lived there 2 years and only recently actually seen that side of the wall as I'd never been in his garden)

    maybe i should send him a bill for rent of teh wall :)

    depending where the wall is (on your side of the property or on the boundary) it is owned by you 100%, or is a shared/party wall.
    think of it as the wall separating your houses in the inside - he has drilled holes on that side of the wall too.... would you be as worried?

    no i wouldnt be bothered - but thats not an outside wall that could let water into my house.

    If he drilled a hole in the wall and started pouring water in then i'd have a problem

    this would annoy me , immensly , i cant comment legally , obviously , but just wanted to say , for them not to even ASK first ?!?

    If the rendered wall is facing onto the neighbours property, then can the OP have any complaints about whether the neighbour paints, drills, generally defaces it?

    I'm not being facetious -genuinely who is responsible and who has the 'right' to use the wall?

    A similar situation in 'side-return' walls in terraced housing - can I put up shelves/hanging baskets/repaint or do i have to have permission of the neighbour?

    Interesting DRP , would like to know myself , its just that its not even a bog standard brick wall its been rendered as well but the neighbour still didnt mind wacking shelves up on it?

    It isn't simple, is it? (or maybe it is and I;m just ignorant of the law).

    Who owns the render/paint on the neighbours' side?

    I assume the owner is responsible if bits of render start dropping off and cause an accident risk ...
