    Oh well, according to the EA I spoke to on sunday, it won't make much difference. He told me he'd had three times the instuctions of a normal week, for the past month. He also reckoned that two thirds of these were 'serious' sellers, so perhaps there won't be a Property shortage much longer!

    According to BBC they are delayed until augfust and then they will be phased in starting with properties with 4 beds or more.

    Will more 3 bed properties with studies / playrooms be on the market after august?

    Seems to me that the government have decided to delay bringing them in with special dispensation for Labour voters (bit broadbrush but true nonetheless), what a shower!

    Our lying, thieving government have been bought off by the RICS and other lobby groups and vested intersts in the housing market.

    They were convinced that HIPS would kill the golden goose. You see people who have made 20, 50, 100, whatever grand for doing nothing but buy a house a few years ago would not part with £400. Oh no that's extortionate and will cause a crash in prices. And we can't have that.

    Forgetting for a moment that these people would save the money at the other end, Do you honestly believe this would cause a crash?

    Do you honestly believe the government?

    Unfortunately they cannot see beyond the next 3 months let alone plan for a generation.

    And besides none of their policies would make a blind bit of difference.

    The crash will come when more and more young professional people are denied the opportunity of home ownership. (soon)
    The crash will come when banks stop lending ridiculous amounts of money for average properties. (soon)
    The crash will come when people's extrvagant debt-ridden lifestyle comes tumbling down. (soon)

    If, like me, you watched the House of Commons announcement and questions this afternoon - regardless of your political leanings - you will have seen what pathetic, inept ministers we have running the country. They seem to have no idea how to set policy and processes that will work in the real world; they are not practical people and don't know how to govern.
    It's sad this has become something of a party-political issue and sadder that the ministers have now had to make knee-jerk, last-minute changes and are using the "green-card" (not unlike someone unfairly using the "race-card" when losing an argument) when there is any considered opposition to this dreadful implementation. Unbelievably, the (new) staged introduction makes matters even worse and actually goes against their own regulatory impact assessment findings. Even Kate Hoey, on the labour back-bench, asked (in not so many words) if the Ministers knew what they were doing.

    I don't have any faith in any of our political parties or politicians, but as a soon-to-be house vendor and buyer, I have followed the HIPS saga with interest, and in quite some depth. Seeing that a disaster was looming with the implementation of HIPS, I wrote to Yvette Cooper seeking reassurance. The reply I received is frankly patronizing, arrogant and dismissive and doesn't address any of the issues I raised - which we now learn are indeed very real problems.

    I read the RICS proposals and compromises (to try and sort out this mess) this morning and they seem to be thought-through, common sense and practical. They will doubtless be made the fall-guy in all of this, but I know who I consider to be more credible.

    The flood of houses on the market at the moment has absolutely nothing to do with HIPS. We are talking a few hundred quid - which in many cases is just a few days worth of house price inflation !!!!!!! It has more to do with the fact that the crash is now well underway and people are bailing out in droves.

    Gordon Brown will simply use HIPS as the red herring trigger for the crash, which he will say had nothing to do with his 'miracle economy'.

    I expect the no. of 3 bedroom houses with office/computer rooms upstairs will significantly increase after Aug 1st.
