I have a tenancy agreement signed by land owner stating rules and regulations of mobile home park.
The site has now been apparently sold to new owner who has just sent a plain letter (no headed paper or signed) stating 25 new rules for the site.
one of these rules states that we now have to pay an extra £2 per week if we own 2 cars. (we have always had 2 parking spaces)
I have been told by others that what ever was agreed if ex landowner automatically transfers over to this new land owner, s surely they are not allowed to come up with 25 new rules.
There has been no legal document that states why they want £2 or rent book for it, no contract, does this make him liable for damage etc...
I don't want to pay it on principle as I don't know what the legal complications are to this.
If I agree to pay, who says next week he will put it up to £4 etc.. and by paying it surely I am entering a verbal agreement.
I don't mind paying extra its just that I am worried about the legalities of it.:(

What sort of tenancy do you have? When does it state it runs up to?
Normally in an assured shorthold tenancy you pay the stated rent for the agreed fixed term (usually 6 or 12 months) and then it switches to a statutory periodic tenancy on a rolling monthly basis. If the landlord wanted to change the terms they can't do so inside the fixed period, only by getting you to sign another agreement.
But perhaps you have some other kind of agreement. So please tell us what your tenancy agreement says.0 -
Check with your local council. All mobile parks and caravans sites have site licences. Your local Licensing department should be able to help you on this. There may be conditions associated with the site they can look it up and advise on the transferring of ownership matter.0

Sorry about that my agreement is more like a contract than anything so different to most tenancy agreements. We own the caravan and rent the plot so its probably some special mobile home agreement. It doesn't mention anything about parking though.
As far as I was aware our contract cant be change unless the landowner goes through certain legal channels0 -

some old people were bullied on the site so that they wouldn't sign up for a resident group many years ago but I will check out the associations above and I will join them -no one bullies me!0 -

Nothing is stated about any parking spaces in the agreement. The ex landowner put our parking spaces up for us a number of years ago0 -
They can do nothing more than the original lease/contract that you have on the land says that they can do.
If it doesn't say in your lease that they can make this charge, then they can't.
(and they may not be able to do everthing that the lease allows if new statute has made it void, but AFAIA that doesn't apply to this issue)0
