Does New Kitchen increase house value?

    there are three things that sell a house (providing it isn't in a bad area or falling down), a nice kitchen. full central heating & a good looking bathroom, buying a house is generally decided by a woman, so she looks at first a good kitchen, then a nice bathroom & finally if they have to spend money upgrading a heating system

    Not always the case. When i bought my current place, I was attracted by the period features/character but paid more attention to the condition of the roof, windows and wiring than to the style of the kitchen. I looked for potential for improvement as well. I would always avoid a narrow galley kitchen.

    Sorry but I think the way of the man here. Colour of an oldish carpet would not be a problem. What i hate is where it has been refurbished to sell with laminate floors/NEW cream carpet and pale magnolia walls. I couldn't justify spending money on redoing it all as that would be wasteful and I would be paying twice over.

    £8k to sell a £125K property seems out of kilter.

    Really need to know what state the bathroom was like too, and whether the current kitchen was 'done' or just unfashionable.

    Some people like a house that is pukka, with nice new kitchen and bathroom. Others prefer a project i.e. requiring new kitchen, bathroom, carpets etc. The worst is to have a house cheaply done up.

    Good point about the stamp duty. I wonder what state the existing kitchen is in? 15 year old ones can look good, and maybe regrouting tiles and painting the walls could make it look tidy.

    Yes because all women are the same.

    Lots of people - women included - want a kitchen that suits them.

    So spending 8K on a new kitchen can actually put some people off as they feel they are paying additional for a kitchen they don't want which they want to rip out at some point.

    You are better of ensuring the kitchen you have is in good nick.
    I'm not cynical I'm realistic :p

    I'm looking at houses ..... many I wouldn't consider because they've got some minging new black kitchens ... and I don't want to feel I "paid" for a hideous kitchen.

    I absolutely agree . When making the choices for my new kitchen I browsed Rightmove for ideas . Saw some hideous mainly black kitchens and one in shiny black and red gloss all over .

    Hi all, thanks for the replies,

    The current kitchen is a shambles that has no layout and carcasses are thin and unsalvagable.
    Im not looking to make £8K with an 8K kitchen but just want to make sure in your opinon it would be worthwhile,
    The kitchen will be cream shaker cupboards so neutral
