From offer to completion

How long is it generally from offer to completion?

Example if the bottom people are cash buyers and the top can move out when ever.

    Doesn't mean anything that they are cash buyers.

    If the solicitors are slow, and some are slow, it can take a long time.

    I know people who moved to a new property and the solicitor of their cash buyer took 5 months in going back and forth asking questions.

    I would make sure you and the buyer have each others numbers as some of the questions the solicitor asks you can answer direct i.e. are you leaving the keys for all the windows, are you leaving x appliances. The solicitor then just needs to record your reply.
    I'm not cynical I'm realistic :p

    Offer to completion - 14 weeks. We were FTBs at the bottom, three other parties in the chain above.

    It could take between 3 weeks and 6 months.

    There are far too many variables and unknowns for anyone to say.

    Other peoples' timescales tell you nothing.

    If you can let us know the following, we might make an intelligent guess:

    * how many people in chain
    * how many of these need mortgages?
    * How many have mortgages agreed in principle?
    * how many of these have applied for full mortgages?
    * how many have already found buyers/sellers
    * how many have completed surveys
    * how many of the surveys have thrown up questions/issues
    * how many people have personal plans that influence their timescales (holidays booked, work commitments etc)
    * how many people have started, completed legal searches
    * how many searches have thrown up questions/issues

    ..... sorry, bored now. The above list is just the tip of the iceburg!

    My best advice (oops, suggestion) is to borrow a book on house-buying from the library (free). That will at least help you understand the many stages involved, what can go wrong, how far you've got at any given point etc.

    Two of the three parties in this chain will require searches to be completed, and surveys to be carried out. Therefore, there is plenty of scope for delays to arise.

    My last two purchases took 8 weeks from offer to completion (on new builds) but my friend has been in the process 7 months now because her seller keeps getting gazumped. The question you ask will always get a 'how long is a piece of string' kind of answer because the process can vary significantly as there are so many factors involved.

    We got our offer accepted and accepted an offer on our flat on 1st March - with only 3 of us in the chain. We were told it would likely take 6-8 weeks.

    We haven't yet exchanged at 10.5 weeks but are working to a completion date of next Thursday - if this actually happens then it will have been 12 weeks, but I'm not getting my hopes up!
