Well we have been very lucky and accepted an offer 24 hours after marketing. Offer was 125k and although we had a lot of interest we decided to take it as it's at stamp duty threshold and the buyer appears to be in a good position and motivated.
It's a long way to go of course til the sale completes but I thought it might be nice for other new sellers to hear of a quick sale.
I think what has helped us is getting the house absolutely perfect (obvious I know but I know from house hunting myself that not everyone does it) and being realistic on asking price/selling price. And the market seems to have picked up a bit, thankfully.
Here's hoping it all proceeds as smoothly!

Thanks. I hope it does too, it's definitely a long way from the money in the bank
I am pleased though. There are some other houses nearby that have been hanging around for ages, but they seem over priced. Hopefully ours was priced correctly (and the surveyor agrees!!) and that is why it was attractive to buyers.

I can't believe your buyers are not willing to wait a month or 2?
If that is the case, perhaps you should consider getting it back onto the market as the next month or so will be the prime time of year to find some buyers...0 -
Going to speak to ea on Monday and find out what the buyers are thinking. I know they are still viewing properties though. I will also check they are still going to actively try to sell our house as we might get an offer from someone more patient....or moving from a 4 bed that would be suitable for a swap...can only hope lolHave a Bsc Hons open degree from the Open University 2015 :j:D:eek::T0

how do you know this?
I would definitely not list your property as SSTC if you know your buyers could drop out as soon as they see something better.
