LL breaching contract

Can anyone tell me if the following 2 items cause the Ll to be in breach of a tenancy agreement.

A....he never had an insurance policy for the premises we are renting
B....there are no fire alarms in the house


It states in the agreement that he Must have insurance and that he Must comply with fire safety rgs....is installing fire alarms not mandatory in a rental propert?.?

    Who lives at the property?

    Fire alarms are only required in certain HMO situations.

    What is your motivation for asking? Are you seeking to try to get out of the contract?

    A LL doesn't necessarily have to have insurance. And how would you know if he does or doesn't?
    And to what extent would that insurance be?

    Fire safety regs will depend on the property. Fire alarms may or may not be necessary.

    If the LL is breaching relevant contract terms, you can enforce the requirement to meet them via appropriate legal channels.

    What sort of property is it - houses of multiple occupancy (HMOs) have different fire regs to normal rental properties. How many tenants and are you a family or unrelated? If it is a standard rental family home, LL does not even need to provide a smoke alarm. Complying with fire safety regs can simply refer to the furniture supplied being up to the current fire safety spec, rather than installing fire safety equipment and alarms.

    Where is property? - England and Wales have different letting regs to Scotland.

    Insurance is nothing really to concern you - if LL is liable for any claims and does not have insurance cover, you can still sue him for damages through other routes. How do you know he has none? Are you talking about buildings insurance, contents or public liability?

    If buildings, any loss is his. If contents, his contents is his loss, and he cannot insure yours anyway!

    As others have said, more info needed regarding the tenancy type, and location.

    And helpful also to know who you are and why you're asking as others factors or alternatives might be relevant.
