Landlord has surveyors coming round

Had a text from LA, saying that LL has arranged a surveyor to come around on Monday. Guessing that this is to value the house. Do you think they're just curious or more likely that they're thinking of selling?

    No. Not just curious. There's a reason.

    1)
    Could be:
    a) valuation prior to selling
    b) valuation prior to switching mortgage
    c) Survey for repairs, extension etc

    2) Are you happy for them to come that day? Do you want to be there or willing to let them come in while you're at work? Your choice.

    If you want to be there but it is an inconvenient date/time, contact them asap and say so. I'd say put it in writing (to the landlord, cc the agent, at the address "forthe serving of notices") but Monday is, well after the weekend.

    By rights
    a) you should get 24 hours notice (you have)
    b) it should be written (not text) but whether you care is up to you. If your relationship with LL/agent is good and has often been text-based, fine
    c) you can refuse, if you wish (but do you want to alienate a LL who, for all I know, you have a good relationship with?)
    d) you can negotiate a different date "Sorry. I'd prefer to be there & Monday is inconvenient. How about Wednesday afteroon?"

    Many banks/lenders now require revaluation every 5 years or when major work has been done ?
    The LL maybe looking at releasing/using equity in the property to buy another BTL.
    Why not ask the LL why the surveyor ? and do you need to worry.

    Thanks G_M, that's a very detailed reply :) I think that I'm happy enough for it to go ahead. Was just curious as to the reasons why - we don't want to suddenly find out the house is up for sale and not have enough time to react.

    You wouldn't have a surveyor for a pre-sale marketing appraisal, that would more likely be a "lister" from a local EA.

    This is likely to be a surveyor instructed by a mortgage lender because the landlord is remortgaging.

    You could always ask the landlord.

    Though to put a more negative spin on this, just because the LL described the visitor as a 'surveyor' does not mean he isn't, in fact, going to turn out to be an estate agent....
