Clumsy EA tactics

Just wondered what others thought, we have our property up with an EA that happens to have a property on their books we like , and have viewed three times , in fact they know what we would offer for it , should we become proceedable (the house was bought in late 2011 for 175k and needs some tlc etc so we would pay them , what they paid for it basically)
The reason we put ours on with the same EA is because they convinced us that they were extra motivated to sell ours as there was the chance to make two sales in one...fair enough we thought.....
Anyway , fast forward 5 weeks , the EA was round ours at the start of the week whilst i was at work , taking some fresh pictures , he says to my wife , "oh , the house you like in blah blah , has an offer of 185k , its from people trying to sell their house though..."
Now , he must think my wife is a bit simple , the house we like has been on the market since early Jan , and i believe that we are the only people to have shown seriousn interest , nonetheless it was on for 189k when we viewed , now its at 180 OIEO , why would anyone offer 5k over that !? , unless he`s telling that buyer that we have done the same , but how amatuer is that ? trying to inflate prices etc between one , or `possibly` two non proceedable buyers , just seems a bit sour to me....or is it that he is trying to keep the vendors of the house we like `on the market` ?
We then had a viewing later this week , and this couple are selling there house at 200k OIEO (yes , this EA likes the term!) and his feedback , again , to my wife not me , was "they love the house and dont worry , they plan to offer 305/310 once they sell theirs?" seems a massive jump to me in regards upscaling , after all we already got stung by a dreamer and thats why our property didnt hit the market 5 weeks earlier! , ours is on at 325k , he said "why dont you offer them 210k and a deal can be done!"
Why should we drop £20k and they get 10k extra , they end up with a bigger and better plot and we lose out ??
I cant wait to get this lark out the way , our life is on constant hold!!!
