Ending Tenancy Early

Hi,

I moved into my flat in late March and I have decided, if possible I'd like to end my tenancy. I'm contracted through until September but I'd like to know if letting agents will generally allow you to leave if they find another tenant to take over the remaining tenancy? I've looked through the tenancy agreement but seen no mention of a break clause or replacing tenants.

I'd like to leave because I have found it far noisier than I was led to believe it would be. It's like being in same room as the people above me and they don't go to bed until 3 in the morning. I'm getting very little sleep unfortunately.

    Discuss it with your landlord. It's a quesion of negotiation, not a right.

    They continue to charge you rent and avoid the costs of tenant change-over.

    Note- you cannot 'find' a tenant. You can 'suggest'. Any replacement must be acceptable to the LL otherwise you could produce Tom, !!!!!! or Einrich!

  • Right, so I know what the landlords side is, thanks. I am renting through a letting agency so to begin any negotiations do you go to them or directly to the landlord? I'll see how flexible they are but the obvious way to sort things is to offer to cover the tenant changeover costs I would've thought and continue rent until a tenant is found?

    Generally agents have different agendas to their landlords - profit.

    Assuming you have a sympathetic LL it is best to approach them. Once you reach an agreement, they can instruct their agent what to do (the agent is employed by the LL).

    However, some LL don't want any involvement in their properties and delagate everything to their agent.

    And some are so ignorant that they refer to (and believe!) their agent about everything.
