I didn't mention your tone and I am no fool. I have a receipt but they said they didn't know about the cat and I have to believe them as the original agent lied about everything to everyone. Its all ok now though as agent has emailed they are coming back mid July and have said we can vacate early plus they will consider reimbursing for a painting and 2 mirrors so all good0

There was no agent but also we had no contact with them either we were just left high and dry with no one just the landlords bank details They buried their heads in the sand. They are letting us leave early as they don't want me to do anything when we go as they want to re let it without doing the work The new agent couldn't even look me in the eye when I asked if they were selling up!0

I don't like your tone and what you are implying. the letting agency last sent a builder 3 weeks ago! I have registered a complaint at the council and they have photos etc. I want to move out now to suit me as they are only asking us to leave as they know that they can't postpone the work any longer while we are here. I have written to agent and asked to end tenancy on 5 June and they will put it to them. We were without an agent for 9 months last year in which time the electrics blew and I had them fixed and the washing machine flooded and I dealt with that too while they were abroad with their head in the sand. They then said they were selling and we started to look for a place and then they changed their mind 2 weeks later and said we could stay and they would do repairs. I am not unreasonable in any way and hope they do the right thing. I have lots of photos of rotten clothes etc and fwiw the new agent they instructed came round twice and took pics they were so shocked. I have a flat which i own outright so am not bothered about credit but will see what they say. How can they say no when the place is so bad
Interesting! Looking at some of your previous replies to other people, you don't seem to pull any punches and, in some instances, are quite rude, so think on .......... stones and glasshouses spring to mind.

I wasn't implying anything, just giving you advice on what you should do/have done.
The fact remains, that the notice the LL has issued you does not end the tenancy and you do not have to move out by the date it expires. So, legally you have to give your own month's notice, but as you do not seem to be able to grasp that information, having been given it by several other members here as well as me, then just leave and good luck to you!
You seem totally dismissive of the fact that the proper legal way to get back at your landlord is to sue them for return of your deposit and lack of protection, which will cause them far more grief and you seem to have a valid claim. You would rather try to walk away from your tenancy without complying with the notice requirements as if that will somehow settle the bargain in your favour.
Leave the property without correct notice and expect to be sued yourself, or give proper valid notice and sue the LL for their failings - choice is yours!
You can of course ask whether they would accept you leaving without the correct notice, but they can hold you to the terms of the contract if they wish.
If the house is so appallingly damp, why have you not followed up the council report and got an enforcement notice on the LL to put it right?
By the way, if you don't like the advice you are given, just because you feel you are right and we are all wrong, then perhaps you'd better find another forum to get answers you like better!0 -
Yes I think you are right I will! It has been sorted now I have had a reply from them. I do grasp it fully but don't want to get into suing etc as I am not sure it is worth it. I know I can stay on beyond the 2 months and they will have to 'get me out' but I don;t want the stress0
