OIEO - Take any notice

Im going to view a house on Saturday which is on at OIEO £110,000. Its hard to judge what its truly worth as no house sales in that street for 5/6 years and is it fair to say house prices have dropped since then?

There is however another house for sale in the street for Guide Price £110,000 which I have viewed but the rooms are smaller and the garden is far smaller.

The house Im seeing Saturday was first listed late last year, and although i dont know for definite why they are moving, im guessing at needing another bedroom for children (photos show bunk-beds in 2nd bedroom). So really I want to ask what is a reasonable offer? Im a FTB - but do I take OIEO with a pinch of salt?

Impossible to say. It totally depends on the vendor's expectations.

Just offer what you can/want - all they can say is NO (or YES! :D )

no harm in being cheeky and as the saying goes : if they're not offended by your offer then you've offered too much!
