Encouraged not to sell

Had an estate agent out today, and all he did was encourage not to sell. We want to move, are in the current house too long, and really need a fresh start. We'd like to move as well due to a family member's health. No other agent we had out did that so why did this one? It's his own family run business.

Who cares what one agent thinks. Put it on with an agent that wants/can sell it

I don't care what he thinks, just curious as it seemed a bit strange. I'll be going to some of the others anyway.

He might have another property on his books very similar to yours to sell or about to come on the market
You might as well ask the Wizard of Oz to give you a big number as pay a Credit Referencing Agency for a so-called 'credit-score'

This happened to me last year when I was selling a flat. Had a few agents round, some said it was better to rent it out but one came and basically gave a very low 'valuation', and just seemed so depressed, it felt like everything was an effort to him. Just go with someone else, the last thing you want is an agent who doesn't even have any enthusiasm right at the start !

That must be it. The house next door, which is for sale for a very long time, and is still listed at a pre recession price. There are quite a few other houses for sale in this estate, all 3 bed semis, and none of the rest of them are on at that ridiculous price.

I work in an EA and we have 2 houses on the market which are next door to each other, so that cannot be it. Every agent is going to want your house on with them due to competition, so it baffles me completely if I am honest.

Ah!! So you will undercut the asking price of that property - perhaps the sellers have rejected offers on his advice? Perhpas he knows he has an uncomfortable conversation coming - more so if he takes yours on.
