We did this for our son....we built a mid height bed with storage and a pull out desk. We took out the cupboard and built the bed at the height of the box inside.
That was in a purpose built 3 bed house....the people we sold it to asked if we would leave the bed.0 -
Where I live, the 3 bedroom places are actually built with bedrooms those sizes or smaller. In fact, that's considered the size of an average 3 bed (in some cases it's larger).
I've ended up going for a place where the original build was extended to make a 4 bedroom place with one decent room and three small doubles. The present owner merged two of the rooms to make one very large room and it is marketed as a 3 bed with the potential to make it a four bed. I paid more for the other 3 beds, with one large and two small rooms, but less than the other 4 bedroom places on the market as they had 2-3 good size rooms with 1-2 small size rooms. I'm happy with what the price we have paid as it is definitely much bigger than the average 3 bed round here by about 20-30% on the floor space and all the rooms are a decent size.
I wouldn't have have touched if it it had 4 beds of the original extended size but the layout prevented merging two of the rooms, as I like a bit of space.0 -
We're in Wilts and paid £250k for our house of about 2500 sq ft in 2011, allowing us a hefty whack of cash to renovate it......'cos it was totally unfit for habitation as well as being waaaaay too small!
Long story, but we had previously downsized from a very large (and expensive) house on the South Coast to Essex where not only were we very unhappy, but also the house wasn't big enough so we've upsized again, LOL!
In our nearest (historic market) town £250k will get you a new 4 bed house where the smallest bedroom is approx 10' x 8'......but personally I would never consider a new houseMortgage-free for fourteen years!

Been looking at a lot of 3 bed newbuilds in our area (Northants), standard size for the 3rd bedroom seems to be just short of 6m2, which isn't huge, but for me would make it better as a bedroom than 4m2. I have found 1 or 2 developers with a 3rd bedroom that is only just over 4m2 though, but it doesn't seem to be the norm.0

Well I'm back and we're still looking. Went off that house and my OH didn't like the garden and 3rd bedroom. The decorative order wasn't great either.
We have just accepted an offer on our flat from someone with no chain so we can hopefully move quite quickly now if we find a house
Have seen this one which looks ok, any thoughts?

Depends on what your priorities are, really. Floor area is 64 sqm according to the EPC, which is tiny! My last 2 bed flat was bigger than that (and it wasn't particularly big). No floor plan so can't comment on layout.
For a family house I would definitely compromise on it being detached in exchange for more floor space.0 -

Thank you! I was trying to calculate the floor space myself which was difficult without the floor plan :rotfl:. Didn't see it on the EPC.
That's about 690 sqft which does seem small. Seems surprising given the room dimensions?!
Previous 3-beds we've seen have been around 750-800sqft, there's not much more around for under £250k and larger to be honest.
One of the positives I did think of was that with the garden and layout of the land, an extension in the future would be possible.

Looks like they got their calculations wrong! Having compared it to another property (3-bed end of terrace) we'd seen on the same estate, also a 1970's place, the bedroom sizes and house dimensions are pretty much exactly the same. That makes it 71sqm / 770 sqft which is better.
