Selling House and getting people throught the door.

Afternoon All
i've after some advice on selling house.
i have my house back on the market after buyers, buyer droped out,
i have now been back on the market for 4 weeks with only one viewing.
what can i do to get more people throught the door.
better photos?
lower price? (houses round me back in october 2012, went for 124K and 125K) but they did not have new boilder or windows.
i know people will want to 125K or lower as there will be no stamp to pay.
should i keep price were it is or drop to say 125K

Any reason why the washing machine is sticking out?
Also, the garden looks very bare, could you dress it up a bit and buy some plants? You could put some in pots, it would make it look a bit nicer

Have to say, I think the photos are OK, it's a nicely presented property - and wouldn't worry too much about the price in terms of stamp duty - people won't expect to pay more than 125 for a property on at 128 anyway. Only slight difference it might make is getting it brought up in searches between £0 and £125k - some people aren't smart enough to search for properties just the other side of their limit.
Whether the price is too high generally is another matter - are you happy it's worth the asking price?

House looks clean , fresh and uncluttered , if i was youy i would assume £127,500 would get offers at or under 125k anyway , so i cant see it`s a price issue....?
Perhaps hassle your EA to arrange an open day for viewings??Never, under any circumstances, take a sleeping pill and a laxative on the same night.0 -

washing machine is sticking out because i planned to put an outside tap in and never pushed it fully back to make it easy to take out. (Dailsy70)
i would say it worth 125K given house's the same around use have gone for that, and were in better condition and bigger garden. i was thinking dropping to 125K in case people were not look upto 130K but only wanted to spend around 125K (Idiophreak)
the only reason i want a faster sale is when it was sold (STC) last time we were one day from getting it all sorted so we have found the next house we want.0 -
I agree with the comments made above. Showing the 2nd bedroom as a bedroom, cos I think its a study at the moment, and floor plans on the Rightmove listing seem to be popular suggestions on other threads.0

Can't believe I didn't notice that...Yes! Floorplans! Honestly, I instantly dismiss any home where I can't see the floorplan, just like that...get them done!0
