    And somebody please tell me where you can get a baby/toddler who doesn't draw on walls. I want one!

    it 's called parenting, isn't it? I don't think I know of any toddlers that have drawn on walls to the extent they need re-painting!

    None of the children I have raised or know of have ever drawn on walls.

    Oh yes. Shoot me now. If you think that's bad, my sister's little girl chopped her fringe and I know of a friends little girl who tried to chop her sisters hair paying hairdressers. What do you think? Social services?

    Thank you! At last! They don't need repainting! Cheap paint which came off (using JML miracle sponge may I add) and left a small white patch, very similar to the rest of the walls so actually it matches quite nicely with the original walls :-)

    Oh and my little girl got her head stuck in her dolls house when she tried to get through. My middle is very greedy and used to try and eat sand off the beach, oh and daisies. In fact, I should sue my mother. I ate the loo block when I was little. And I even know someone who has a kid who bites ppl! I blame the parents! Don't have kids if you can't look after them, lol!

    To think this started off about if an estate agent could have me redecorate a whole house due to a small amount of paint and has ended up with some clueless morons trying to give 'parenting' advice. Oh dear...

    My wife and i spent a few days redocrating a few rooms in our house , stripping layers of wallpaper , cleaning the walls , undercoating and repainting , finished at Noon on lets say , day 4 , day 5 , we had a viewing , at 10:30 , at 8am our 3 year old and 2 year old had got hold of some old pencils in the toy box , and drawn all over the walls

    We had to repaint the bottom of each wall all over again , in the space of an hour , to say we were stressed might not be strong enough

    The kids now understand that it was wrong but in case they dont , pencils and crayons are the domain of the dining room up to the table or if not in use , high up in a cupboard!!!
    Never, under any circumstances, take a sleeping pill and a laxative on the same night.

    Is there any need to be so rude?

    My DD's (now 10 and 12) never drew on walls, and from what I can remember, neither did I.

    The property needs to be left in the same condition as you entered in, minus reasonable wear and tear. Over the course of 2.5 years, I'd happily do some painting, but would also ask my tenants to chip in with anything that has been damaged at the same time.

    Poo on carpets and drawing on walls, in my opinion after 8 years as a landlord of multiple properties, doesn't constitute reasonable wear and tear. There is case law to back this up, and this is actually a very specific reason to why anything we own doesn't have any carpet anywhere.

    With the regard to the other issues, speak to your local Environmental Health department (it will be within District Council for most of the UK, and Borough/City for elsewhere). If you can't work this out, see which authority licenses taxis (except London, where you'll need to speak to the borough), and speak to them.

    There are some experienced posters already have posted, at least 2 of whom are also LL's, and probably more of whom are tenants, so take some of the advice here.

    I have now put a safety gate on my six year old's bedroom and she has the pencil box in there. And if she brings one out I take it away! My hubby though... well I am still teaching him! The 18 month old is now 2 so she knows. It is so much easier when kids get that little bit older :-)
